By accessing or using the website at www.socorrodeckandfence.com or by engaging Socorro Deck and Fence for services, you agree to be bound by these terms and conditions. If you do not agree to these terms, do not use this website or our services.
Socorro Deck and Fence provides residential deck construction, fence installation, and related outdoor structure services to homeowners in the greater Socorro, TX area. Specific services are described on our website and in individual written proposals provided to customers prior to work commencing. The scope of work for any project is defined exclusively by the written contract or proposal signed by both parties.
Free on-site estimates are provided at no obligation to the homeowner. An estimate is not a contract and does not bind Socorro Deck and Fence to perform work at the estimated price until a written contract is signed by both parties.
Final project pricing is set forth in the written contract. Changes to the scope of work after a contract is signed may result in additional charges, which will be documented in a written change order approved by the customer before additional work is performed.
Pricing on our website is for general informational purposes only. Actual project costs depend on site conditions, material selection, labor requirements, and other factors assessed during the on-site estimate.
Project start dates are estimates based on current workload and material availability. Socorro Deck and Fence will make reasonable efforts to begin work on or near the agreed start date. Unforeseen circumstances including weather, permit delays, and material shortages may affect the schedule.
If you need to cancel or reschedule a project, please notify us as soon as possible. Cancellations after a deposit has been paid and materials have been ordered may result in partial forfeiture of the deposit to cover material costs already incurred. The specific cancellation terms for your project will be set forth in your written contract.
Payment terms are set forth in the written contract for each project. Typically, a deposit is required before work begins, with the remaining balance due upon satisfactory completion of the project. Accepted payment methods will be specified in your contract.
Invoices not paid within the timeframe specified in your contract may be subject to a late payment charge. Socorro Deck and Fence reserves the right to suspend work on projects with outstanding unpaid balances.
Socorro Deck and Fence will obtain required building permits where applicable and will perform work in compliance with applicable local building codes. The customer is responsible for notifying Socorro Deck and Fence of any homeowners association restrictions, easements, or deed restrictions that may affect the project prior to the start of work.
Socorro Deck and Fence warrants that work will be performed in a workmanlike manner consistent with industry standards. Warranty terms, including duration and coverage, will be specified in your written contract.
Warranty coverage does not extend to damage caused by improper use, lack of maintenance, acts of nature, modifications made by parties other than Socorro Deck and Fence, or normal wear and tear. Manufacturer warranties on materials are separate from and in addition to any workmanship warranty provided by Socorro Deck and Fence.
To the fullest extent permitted by applicable law, Socorro Deck and Fence shall not be liable for any indirect, incidental, special, or consequential damages arising out of or related to services provided or the use of this website, even if Socorro Deck and Fence has been advised of the possibility of such damages.
In no event shall Socorro Deck and Fence's total liability to you exceed the total amount paid by you to Socorro Deck and Fence for the specific project giving rise to the claim.

These terms and conditions are governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law provisions. Any legal proceedings arising under these terms shall be brought in a court of competent jurisdiction in Texas.
